Frequently Asked Questions
Everything you need to know about extensions, renovations, kitchens and bathrooms from builders in Milton Keynes
Timeline & Process
Most home extensions take 8-12 weeks from start to completion. Single storey rear extensions typically take 8-10 weeks, while double storey extensions take 10-12 weeks. Timelines can vary depending on project complexity, weather conditions, and any unforeseen structural issues.
Our current lead time varies depending on demand. After your consultation and once all approvals are in place, we'll confirm your start date. We recommend getting in touch early to secure your preferred slot.
Minor changes can often be accommodated during the build. For any changes that affect the scope of work, we'll discuss the implications and provide a revised quote before proceeding. We always recommend finalising the design before work begins to avoid delays.
In most cases, yes. We plan the build to minimise disruption to your daily life. There may be short periods — such as when connecting the extension to the existing house — where certain rooms are temporarily unavailable, but we'll always give you advance notice.
Planning & Regulations
Many home extensions fall under Permitted Development rights and don't require formal planning permission. However, this depends on the size, position, and type of extension. We handle the entire planning process on your behalf and will advise you on what applies to your project.
Yes, we register your project with Building Control and manage all inspections throughout the build. On completion, you receive a Building Control completion certificate confirming your extension meets all current Building Regulations.
If your extension is built on or near a boundary with a neighbouring property, you may need a Party Wall Agreement under the Party Wall Act 1996. We'll advise you on whether this applies and can recommend experienced party wall surveyors to handle the process.
Costs & Payments
Our pricing is very competitive for Milton Keynes. The final cost depends on the size, specification, and complexity of your project, so we provide a detailed, fixed-price quotation after a free site visit, with no hidden extras.
Absolutely. If you have a set budget in mind, tell us during the consultation. We'll design and specify your extension to deliver the best possible result within your budget, and our fixed-price quotation means you'll know exactly what you're paying before any work begins.
We use a staged payment schedule linked to project milestones. You pay a deposit to secure your start date, then make payments at agreed stages as the work progresses. The final payment is due on satisfactory completion. Full details are outlined in your contract.
Guarantees & Coverage
All our extensions come with a 12-month parts and labour warranty. If anything isn't right within that period, we'll put it right at no extra cost.
Yes, we carry £2 million public liability insurance on all domestic projects. This covers any accidental damage to your property or neighbouring properties during the build.
We primarily serve Milton Keynes and surrounding areas including Bletchley, Newport Pagnell, Wolverton, Stony Stratford, Olney, Woburn Sands, Buckingham, Leighton Buzzard, and Towcester. We also cover parts of North Buckinghamshire, South Northamptonshire, and Central Bedfordshire.

Yes. As well as single storey, double storey, rear and kitchen extensions, we carry out property renovations and work as kitchen fitters and bathroom fitters across Milton Keynes. We do not currently offer garage or loft conversions as separate services.
No. Electrics, plumbing, plastering, tiling and decorating are all included in our packages and coordinated in-house by our own team, so you deal with one contractor and one quote rather than arranging separate trades yourself.
Yes. We can supply and fit a complete kitchen or bathroom, or install units, worktops and sanitaryware you have sourced yourself. Either way we handle the strip-out, first fix plumbing and electrics, installation, tiling and finishing as one project.
Yes. Most renovations are carried out with the family still living at home. We plan the work in phases, room by room where possible, keep a working kitchen and bathroom available wherever we can, and agree the sequence with you before work starts.
